These come mainly from the Gas Safety (Installation and Use) Regulations 1998, backed up by newer carbon monoxide alarm rules. If you let residential property in England or Wales, you are legally responsible for the safety of the gas appliances, fittings and flues you provide. In practice that means you must:

The centrepiece of landlord compliance is the annual gas safety check, which produces a document called a Landlord Gas Safety Record — still widely known as a CP12. A Gas Safe engineer inspects each gas appliance and flue for safe operation, correct combustion, and adequate ventilation.

Holding the certificate is only half the job. The regulations also require you to share and store it correctly:
