Under the 1998 Gas Safety (Installation and Use) Regulations, any rented home with gas must be checked annually and hold a current CP12 at all times. A CP12 is a full appliance audit. Starting at the boiler we test the burner, seals, pressures and flame-failure device, then check the cooker, hob and any gas fire the same way. The pipework is inspected for leaks and corrosion, flue routes and air vents are cleared for safe operation, and combustion and CO figures are taken and written into the certificate.
